Moving into a new rental property is an exciting time, but it also comes with a number of distinct responsibilities. We want to keep the process as easy as possible, which is why we've created the moving checklists. Read through the information below to get answers to some of your biggest questions.

Move-in Checklist
Congratulations on your acceptance into a Caris Property Management rental. Start everything off on the right note by making sure you handle the following responsibilities.
First Month's Rent & Security Deposit
Your first month's rent and security deposit both are due at the lease signing. Any additional fees associated with your application process or move-in will also be payable at this time.
Be sure to confirm the amounts and payment method with us in advance.
Move-in Date & Inspection
Your move-in date will be scheduled at the lease signing, along with the key exchange. We will also provide inspection information.
Our team uses the CAR inspection form to ensure your property stays in great condition throughout the duration of your tenancy.
Utilities
As a tenant in a Caris Property Management home, you'll need to place all utility accounts for the property in your name. Take care of this immediately upon signing the lease to avoid any outages or administrative fees associated with restoring access.

We're always sad to say goodbye to good tenants, but we hope you've enjoyed your stay with us.
Notice of Intent to Vacate
Notify our team of your decision to vacate the property. Please provide a written statement to confirm this information.
Take a look at your lease to determine when you're tenancy ends, from a legal standpoint. If you have any questions about this, get in touch with us.
Property Condition
- Rental Cleaning: Your property should be ready for another tenant to move in immediately after you leave. This means you'll need to carefully clean the rental. Pay special attention in the bathrooms and kitchen areas, where you'll need to sanitize appliances and hard surfaces.
- Landscaping & Outdoor Areas: Do you normally handle outdoor maintenance responsibilities at your rental home? If so, you'll need to make sure these are addressed before you leave.
- Repairs: If any damage occurred during your stay with us, do your best to rectify the issue. Replace burnt light bulbs and patch holes left by nails and screws. If more significant damage occurred, contact one of our managers to work out a solution to the issue.
Security Deposit
Your security deposit safeguards against any damage that might occur during your stay with us. We will perform a final inspection upon your departure and use the CAR inspection form completed at move-in to assess the state of the home.
If damages are identified, we will schedule repairs and deduct costs from the deposit.
We make every effort to return the funds to you as quickly as possible. Per California state law, we have 21 days following your departure to return the deposit to you. We will also provide an itemized statement if any expenses were deducted from your deposit.
